Factors that Will Influence the Cost of Replacing Your Roof

This is a very competitive industry and there are a lot of options for you to choose from, but the important part of finding the right contractor for your project and how transparent they are throughout the process.

There are several factors that will influence the cost of your roof replacement and we will go over a few of them in this post, but of course, there may be other things to consider depending on what state you live in. For us, at Vanguard Roofing these are the most important to consider.

The type of roof: there are a few types of roof that you can consider for your new roof and depending on your budget you can select between, asphalt shingles, metal, and title. Asphalt shingles are the most popular because of the variety of colors that you can choose from and they tend to be the most economical. When it comes to metal, these roofs are going to be the longer-lasting ones and you can select from a few different gauges and colors. Title Roofs are the cream of the crop when it comes to roofs, they are durable and can give your home an elevated look.

The roof size: The size of the roof in a home could vary depending on the square footage of the house and how many valleys it has, of course, the more rooms a home has the more material will be needed to fix or replace the damage.

The pitch elevation: Pitch, refers to how steep your roof is. The steeper the roof the more difficult and dangerous it becomes. Therefore the crew has to use safety equipment, like ropes and harnesses, to work.

The number of stories: This one is tricky… because, some would assume if a home has one story versus a 2 story, that would make the one-story house less expensive, but in reality, there are 2 story homes that have a roof surface size smaller than one story home with a lot of rooms or addition, this is why it is important to have the correct measurements of your roof. In some cases, there is an extra charge for working at heights, and when a crew has to carry the materials up the ladder if they could not be roof loaded from the beginning.

The condition of your roof: If your roof has very poor decking that will not hold a nail, “non-nailable surface” if you are paying out of pocket this can be expensive. Also if your roof has more than one layer of shingles, it is more work to tear off and dispose of. Some roofs have more the one layer of felt paper which also adds more time and labor to remove.

Your location: If you have trees blocking access to the roof, the delivery truck cannot roof load materials. Therefore our crews will have to carry everything up a ladder making it more time-consuming and more labor.
