How do I know when is a good time to replace my roof?

This question seems to be top of mind for many homeowners and with reason. We all know it is not cheap to replace the roof of a house, so how can you as a homeowner know when is the right time to replace your home’s roof? 

Here are a few questions to ask yourself to be able to get to a conclusion:

How old is the roof on my house?

When you purchased your home the seller usually discloses when the roof was replaced and if it has ever been replaced. Now, if this is not disclosed at closing time, you should call a professional so they can assess the age of your roof in reference to the age of your home. 

Does my roof have missing shingles?

This question might be a difficult one to figure out if you don’t have full visibility of your whole roof from the ground. If you own a latter you may feel you can climb up to see if you can see any missing shingles, or if you don’t feel up to it, you can call a professional roof contractor that can inspect your roof for any missing shingles or dents on your roof. 

Have my roof had multiple repairs?

If your roof has had several repairs done in the last 2 years, that usually means your roof is aging and you might have water leaks to deal with, at this point, you might be needing a roof replacement to avoid paying for temporary fixes that eventually will result in wasted resources and money. 

Are there any piles of granules on the ground or around downspouts after a storm?

This is an easy question to answer if your house has been in the path of any hail or thunderstorm lately. Since the weather is so unpredictable nowadays, it’s better to be safe than sorry, so we advise you to check around your yard and look for any pieces of gravel around the perimeter of your home, these are most likely shingle granules that have fallen from your roof. If you find these granules around your front, side, or back yard, give us a call and we can get your inspection scheduled to assess the damage. 

Has a significant hail storm hit my house?

This question is related to the last question, if you know your house has been hit by a hail storm it is recommended to get an inspection to check for damaged or loose granules and avoid any potential leaks, that can cause bigger headaches.
